We then searched within the building to identify relocation options. A space next door (contiguous space) was ideal, but just too large for the client’s needs and budgetary goals. Ultimately, the decision was made to search the market for relocation options outside the building. The client established the following goals: find a space that would work as a recruiting tool, a space that could be branded to highlight the client’s business mission and culture, an open and collaborative space with abundant light. Negotiate a tenant improvement allowance from the new landlord, and build the space within budget. Finally, negotiate a “soft costs” allowance to help cover the cost of new furniture.
